"Seaside" - Investment Options
OPTION 1 - Rental pool
- Annual owner usage is unlimited
- Management agreement is signed in order to allow management to rent out the suite creating an income for the suite's owner
- Property income is pooled
- Owner shares in the pooled revenues of the property on an equity percentage based on unit type
- Owner contributes to annual fixed costs
- Management receives 30% of income and owners group receives 70% of total income
- Owner and owners unit will receive standard hotel daily servicing and maintenance
Cost: Owners contribution to the expense pool is based on unit type and pre-set operational projections. The Items covered in the cost contribution include all common area maintenance and costs to maintain the owners unit in regards to regular hotel standard maintenance and utility payments
Insurance: Insurance coverage cost will be directly billed to the owners based on an equity percentage of ownership OPTION 2 - Residency
- Annual Owner usage is unlimited
- Management agreement is signed in order to allow management to maintain the common areas and owners suite
- Owner contributes to annual fixed costs less 20% (20% of costs are attributed to hotel only operations)
- Included in the annual maintenance fee are daily housekeeping services costs
- Owners contribution to the expense pool is based on unit type and pre-set operational projections. The Items covered in the cost contribution include all common areas and costs to maintain the owners unit in regards to regular hotel standard maintenance
Insurance: Insurance coverage cost will be directly billed to the owners based on the percentage of ownership equity
